What are the costs of working with an investor?

This is one of the best parts.  Unlike real estate agents, real estate investors don’t charge you fees.  Typically, we make our profits from the buyer rather than the seller.  This means if you don’t have a lot of equity or extra savings lying around, working with a real estate investor can be a really attractive option.

In most cases, you don’t even have to worry about fixing up the house.  Many times an investor will be willing to step in and get involved as-is, even if your property needs a lot of repairs.  This means you don’t have to deal with the headache and expense of fixing up the property before selling it.

But the other big question is:

How long will it take to sell my house with an investor?

This is probably the best part of all.  Because we don’t have to jump through all the hoops that a typical buyer would, we can often close in as little as a few days.

We must do our research on the property, and the more information you can provide, typically the quicker things will go.  Also, it’s important that you be as honest as possible.  Providing misleading or incomplete information can slow down the process.  But typically closings can happen anywhere from a couple days to a couple weeks.

Again, this is possible because we already have the resources available to invest in your property.  We don’t have to go the conventional route of applying for a mortgage and then meeting the standard requirements lenders have.  Why not?

Depending on the situation, we may pay cash for the house, or it might make more sense to leave the existing mortgage in place and we’ll take over payments on the mortgage, taxes and insurance.  Each situation is unique, and we have many options available at our disposal.
