Tips on spreading the news about your property 

A good way to spread the word that you have a property for sale on creative terms is to print up a flyer. You can then use these to advertise anywhere where there is a bulletin board. And again, you can put these flyers up at all the same places that you would put up your flyer looking to buy houses.

Make sure to include lots of color in the flyer. You want it to be eye-catching and stop people long enough to read about the home that you have for sale. At the very top of the flyer, have a quick message about the creative terms that you are offering. A flyer with a large, red message at the top that yells “RENT TO OWN! CREDIT PROBLEMS OK!” is sure to be noticed.

If you can, include a picture of the house on the flyer. You can do this either with your own digital camera and printer at home or you can also take a picture to a professional printer to have flyers made up with the image on it.

A flyer gives you more space to talk about the features of the house. You are also not restricted to exclude wording such as “no bank qualifying” or “handyman special”. You can include far more wording on a flyer at no extra charge. Try to include as much information about the financing that you are offering, whether it be owner financing, lease option, or some other creative terms.

Your neighborhood

You can also pass these flyers out in the neighborhood that your property is in. Also, you may want to include wording that says “Pick your neighbor!” when handing these out to the residents of the neighborhood where the house is located. What this will do is get the people who already own a home in the area to refer their friends or family to you. They may know of someone who would like to live in their neighborhood.

Make sure that you do not simply put your flyer in someone’s mailbox. This is not legal and is a good way to upset some people. You can put your flyer in someone’s door, or even have your flyer made into a door hanger to put on the doorknob to avoid this problem.

You may also consider making up a large batch of flyers to be passed out at local retail outlets, such as malls and large department stores. Several ways you can approach this. Try to always either stand outside the door yourself, or hire someone to do this, and pass out flyers to shoppers as they exit, although many times you may need to get the store manager’s permission to do this.

Yet again, you may also consider making up a large batch of flyers and putting them on car windshields at locations where potential buyers may frequent. (Walmart, K-Mart, Malls, Toys-R-Us stores, etc.) You are probably seeking a family to buy your house, so why not advertise the house where families will be?

3 things to note about real estate flyer ideas

If you choose to go this route, be aware of three important things:

Firstly, Be careful with/around people’s vehicles. Do not scratch them!

Secondly, Many people do not like anything or anyone near their vehicle, and you very well may get some angry calls. My advice is to just grin and bear it. As long as you did not damage the vehicle, there is no real harm. Surely some potential buyers will see your flyer this way.

Third, It may be illegal. Some areas may call this littering, or some other ordinance or law violation, so be careful here and check with local authorities before proceeding.
