As a real estate investor, you need to know how to find real estate deals in your area. There are several ways to find real estate. We will consider flyers for in this article.
Flyers as A Means of Finding Real Estate Deals
Flyers are basically just a standard-size piece of paper with your marketing message printed on it that you can put anywhere you can find a spot (I’ll give you ideas of places in a moment).
You can have these professionally printed if you want to and can afford it, but if not, printing them out on your computer is fine too. You should take the exact same approach with flyers as your business cards. They should be simple and clearly state two things: 1) What you can do for the person and 2) How to contact you. Most of the advice for business cards applies to flyers, but they’re just a little bigger. What should they say? Again, focus on the problem you can solve for your potential prospects.
I’ll give you an example. Jim Mitchell, better known as “The Biker Who Buys Houses”, suggests something like this for sellers:
I Buy Houses
We Take over payments
No Equity, No Problem
We will buy or lease your house
No commissions/fees
123-456-7890
You should be aware that someone trademarked the phrase “We Buy Houses”, so don’t use that or you could get into legal trouble, or at least get a warning. You might try a variation like “I Buy Houses” or “We Want To Buy Your House”.
I want to give credit where credit is due. I’ve learned a lot about marketing from Jim Mitchell, so if you get a chance to check out his course called “The Biker Who Buys Houses”, I’d suggest it. In this program, some of the ideas and examples I’ll share with you, with his permission, are things I learned from Jim.
Consistency
Try to keep your message consistent. Don’t assume something doesn’t work just because you try it once and don’t get results right away. Unless you notice a major problem with your message, try to keep it the same.
The same as with business cards, try printing them on brightly colored paper so they really get people’s attention with black bold type. Print out a bunch of them. You can get some flyers for attracting motivated sellers here. Or here’s another variation.
Once you’ve got them printed, where should you put them? Everywhere you can!
In some cases, you may be able to tape or pin them up. Sometimes, you may be able to leave a stack of them for people to pick up and take with them. For other areas, you may need to ask permission, and in some, you don’t.
Here are some ideas for where to put them:
Bulletin boards around town – sometimes grocery stores and other businesses will have one of these near the entrance. Near my house, there is a dry cleaner’s place with a bulletin board. Some convenience stores will have them. Wal-Mart may have a spot to put them. Take them with you everywhere you go and look for opportunities.
You could pass them out in neighborhoods where you want to buy houses.
Some small local businesses may allow flyers to be taped up in their display windows. For example, local coffee shops, music stores, convenience stores, grocery stores, pawn shops, and other places.
Many businesses will allow you to leave a stack of them for people to take.
You may be able to put them at newspaper stands.
Try any local community centers.
Laundromats can be a good place, either taped up or you may be able to leave a stack of them.
Unemployment centers can be good. Someone unemployed may have a house they need to sell.
At convenience stores, you may be able to either tape up a sign on the door/window or you may be able to leave a stack at the cashier’s counter.
Give them to attorneys, insurance agents, mortgage brokers, and anyone else you can think of.
Try putting them at flea markets and swap meets.
If your city or area has special events like fairs, craft shows, etc., see if you can find a way to get your flyers and business cards into people’s hands.
Get creative and get your flyers out to as many places as you can. Wherever there are people, you want your message to be too.
